Under Thai law, a non-Thai can own a building but no more than 49% of the land that the building occupies. However, a non-Thai can own a property directly in their own name if the property in question has a condominium license.

Condominium licensed property – A property that has a Condominium license (including Horizon Residence), can sell up to 49% of its total sellable space freehold to non-Thai’s, the remaining 51% of the sellable space can be leased* to Thai citizens and non-Thai’s, or sold freehold to Thai citizens and/or Thai registered companies.

*Lease terms – 30 + 30 registered on the title deed with an additional 30-year term written into the contract (each additional term to run consecutively and to be executed at the expiration of the previous term).

Payment & Financing

A Reservation Deposit of 5% removes the property form the market for 30 days; allowing prospective owners time to complete the transfer or registration.

Green Investment

Green Investment

One of the most ecofriendly designed residences on Koh Samui, we try to think green at Horizon and so we have invested in solar cell panels to support the electric supply to our residence, helping to power the public lighting, our pool pumps and other areas. Our main access road is also fitted with solar lights further taking advantage of the beautiful Thai sunshine and doing our small part to save our planet.

To reduce water consumption we have built underground water tanks to catch the rain water from the guttering on the roofs of all the buildings these can store 300,000 cubic liters . We also installed a treatment and recycling plant that reuses all the gray water from the toilets and showers which can then be used for our gardens.

Maintenance

Horizon Residence Maintenance Company prides itself on maintaining a clean, green, modern looking residential property no matter the season or situation. We effectively manage a collective annual fee from all owners to cleaning and maintain all the communal spaces, including the swimming pools, gym, gardens, roads, building interiors, walkways, lifts, generators and reception area; as well as providing pest control and 24hr manned security.

Our Maintenance Team are then on hand to replace any broken, damaged or expired fixture, fittings and equipment to the communal spaces with their hands on services already included in the Maintenance Fee. The replacement parts or items will then be paid for by a communal Sinking Fund account that all owners pay into and top up annually based on reported expenditure.

In addition, for a small service fee, we will be on hand to assist with any maintenance jobs within your Condo unit, such as changing light bulbs, hanging pictures and any other tasks that you need help with.

Furniture Package

We offer furniture purchase and installation packages to make your property purchase more manageable and stress-free. Packages are usually budgeted at 10% of the purchase price of the property to ensure that the furniture, fixture, equipment and linen suite your unit’s requirements. A style guide will be submitted for approval before a final purchasing menu is submitted for product selection.

Owners are of course not obliged to choose our package but for owners wishing to join the Horizon Residence Management Company Rentals Services it is important that furniture and décor are to a similar quality and style. Please note that we will collectively evolve and adjust this style together over the years to follow trends and standards to keep a good position in the rental market.

Rental Services

Horizon Residence Management Company has an onsite office and service team to take care of Residents and Guests needs and to ensure that they have a pleasant of a stay as possible. Rentals can be made privately by unit owners and the management company.

Owner Managed Rentals can appoint outsourced property management agents to organize their rentals and Guest services or can employ the management company to take are of in-house services such as inspections, cleaning, laundry and other services.

Horizon Residence Management Company Managed Rentals are made and managed at a 30% Commission; which includes:

  • All Sales, Marketing, Reservations expenses as well as any Sub-Agent Commission
  • Pre-Arrival inspections, Cleaning and Preparation
  • Guest Check In Service including Welcome Drink as well as Island Guide and information
  • Guest Registration on Royal Thai Police Immigration Bureau online
  • Concierge Service during Guest stay providing general information and coordination
  • Complimentary Tuk-Tuk Service to Choeng Mon Beach and Village
  • Any Maintenance call-outs from Guests that don’t require replacements
  • One time per week cleaning and linen (towels, covers and sheets) change
  • One time per month bedding (duvets, toppers and pillows) change
  • Monthly Guest Utilities Invoicing and Collection (if required)
  • Guest Check Out Service
  • Post-Departure Deep-Cleaning Service
